What's an office fit-out?

An office fit-out is the process by which a specialist fit-out provider designs and carries out the build of an internal business space according to an occupant’s specification.

There are many elements involved in office fit-outs including building analysis, workplace consultancy, design planning, build services, project and move management.

An office fit-out can take the form of a refurbishment to an existing office space. It also relates to the works carried out to an unoccupied space, such as one that a tenant has signed an agreement for lease on but not moved in to yet.

What does Cat A mean?

There are several different types of design and build services when it comes to office fit-outs.

Many building developers will typically carry out what’s called a Category A fit-out (or Cat A) as the starting point. This comprises carrying out building works to create stable foundations, structural integrity, solid infrastructure and mechanical and electrical services for a landlord to be able to market and make the property available for occupation by a tenant.

What does Cat A+ mean?

The second type of design and build is often referred to as a Cat A+ whereby the landlord or developer equips the property with a basic yet operational interior office space with neutral choices throughout.

This enables the property to be attractive to any tenant that wants to occupy the property and add their style and branding to the building to make it their own. This is often called “plug and play” where the tenant can occupy the property and make small changes to the interior décor.

What does Cat B mean?

The third type of design and build is referred to as a Category B (or Cat B). A Cat B is carried out by a tenant once the Cat A is completed by the landlord and involves a full renovation of the building to turn it into an optimised working space for a business.

A Cat B fit-out results in a fully operational and functional workplace with all decorative finishes, infrastructure and other décor which is designed specifically according to the client or tenant’s tastes.
